The talk will touch upon the important concepts of buildability being applied to the construction industry. The early application of buildability skills will improve the duration of construction, as well as the quality of the final product. Modular Integrated Construction (MIC) is a good example of using the prefabrication techniques which can minimize the site works with less labour force/materials wastage. The buildings can be sub- divided into various components which were factory made under a controlled environment so as to achieve better quality. It also improves the speed of construction on site, thereby reducing the overhead costs of the construction period. However, there are some site constraints (e.g. large storage areas) which may hinder the development of MIC and some shortcomings such as risk of water penetration; double wall construction, and many joints/gaps which may affect its overall appearance.  The talk will also address the maintenance issues arising from the MIC in terms of its durability, weathering and repairs etc., taking in account life cycle costing in the long run.
